Foundation Design Inputs

A capsule house site survey should give the foundation designer and unit supplier a shared, project-specific basis for coordination. Before anyone selects dimensions or support details, collect reliable information about the site, the chosen unit, ground conditions, terrain, drainage, hazards, access, utilities, and the responsibilities of each designer.

This is an information-exchange checklist, not a foundation design. It does not select piles, piers, slabs, beams, anchors, or connection sizes. Qualified local professionals must establish the required investigations, design criteria, calculations, permits, inspections, and construction details for the actual site.

Confirm the Unit Before Designing Its Supports

Identify the exact capsule-house model, configuration, unit count, orientation, and any options that may change weight or interfaces. Ask the supplier for the current general arrangement, overall dimensions, verified support locations, relevant reactions or loads in an agreed format, lifting information, and utility connection locations where available.

Record the revision and purpose of every supplier drawing. A preliminary sales layout should not silently become the foundation-design input. If final product information is not available, the project team should identify provisional assumptions, who approved them, and the hold point for confirmation before construction.

Set the Survey Scope With the Local Designer

The project team should ask the local designer what site survey is required and in which coordinate and elevation system it must be delivered. Useful information may include property boundaries, proposed unit positions, existing and proposed levels, slopes, retaining features, roads, paths, nearby structures, trees, visible water features, overhead constraints, and known buried services.

Use enough surveyed points to represent the actual placement area and access route. A single assumed elevation or an online map image is not a substitute for the project data required by the designer. Mark the survey date, surveyor, stated accuracy, source files, and any areas that could not be accessed.

Obtain Appropriate Ground Information

Ground conditions cannot be established from a photo or a generic description such as “hard soil.” The local foundation designer or geotechnical professional should define the investigation appropriate to the site and proposed work. The resulting information may address soil or rock layers, groundwater observations, fill, variability, slope conditions, and recommendations within the professional’s scope.

Provide the unit layout and preliminary loading information to the investigation team. Record where investigations were performed relative to proposed supports. If the layout moves, the project team should check whether the available information still represents the new location.

Map Drainage and Water Conditions

Survey existing flow paths, low points, drains, ditches, retaining features, erosion indicators, and known flooding or seasonal water observations. Identify planned grading, paving, roofs, decks, and other works that may change runoff. Coordinate how water will be directed without blocking access to unit service points.

Do not infer a drainage design from the capsule unit alone. The site designer must consider local conditions, downstream constraints, ground information, approvals, construction sequencing, and maintenance access.

Establish Project Design Criteria

The local structural designer should establish applicable criteria for the location and intended use, including environmental actions and any authority requirements. The supplier should identify the information available for the selected unit and the basis or limitations attached to it. The parties must resolve differences in terminology, load combinations, units, and responsibility before design is released.

Do not copy wind, snow, seismic, flood, frost, corrosion, or soil values from another project. Record the source, edition or date, responsible professional, and approval status for the criteria used on this site.

Coordinate Access, Delivery, and Construction Space

Foundation planning should account for how the unit, crane or lifting equipment, foundation materials, and workers will reach the placement area. Survey route widths, turns, gradients, overhead constraints, working areas, temporary access, ground protection needs, and exclusion zones for review by the responsible contractors.

Separate permanent foundation design from temporary works and logistics planning. The transport checklist provides related questions, but the carrier, lifting contractor, site contractor, and project team must confirm their own methods and requirements.

Locate Utilities and Preserve Interfaces

Record known water, wastewater, electrical, communications, gas where applicable, and other services near the proposed unit. Show connection routes, termination points, access zones, and ownership boundaries. Use the local process for locating existing utilities; do not rely only on an old drawing or surface observation.

Coordinate penetrations, trenches, drainage, foundations, steps, decks, and service access so one trade does not block another. The supplier’s connection locations must be linked to locally designed site systems and checked against the final unit orientation.

Issue a Coordinated Design Input Package

Compile the accepted survey, investigation reports, selected-unit information, criteria register, utility data, drainage concept, access review, and responsibility matrix. Give the package a date and revision. Record open questions and prevent release for construction until designated reviewers close the required hold points.
